How is HomeSell Pro different to a private sale?

Unlike a private sale, HomeSell Pro provides a dedicated licensed agent covering all aspects of the sale from appraising the value, providing advice on pricing and method of sale, arranging the marketing, following up the buyers, negotiating and handling the sale paperwork.

How is HomeSell Pro different to a traditional real estate agency?

The main difference is that our sellers generally walk buyers through the property themselves. In addition, our sellers are not faced with such large selling fees charged by a traditional agency, meaning they may have more room to negotiate on price.

Will it cost me anything to buy a property through HomeSell Pro?

HomeSell Pro does not charge any fees to buyers. We also prepare copies of Title, LIM report, rental appraisal and sale documentation, further saving on time and cost for buyers.

Do Licensees working for HomeSell Pro carry the same duties and responsibilities are other agents?

Yes, we carry the same duties and responsibilities of any licensed agent/salesperson.

How experienced are HomeSell Pro agents?

Our licensee salespeople and agents have at least 5 years industry experience and have sold loads of residential and lifestyle properties.

Will the HomeSell Pro agent follow up me up once I’ve viewed the property?

Yes, the agent will generally contact you ascertain your level of interest, provide further information and handle the offer/negotiation process.

Will the HomeSell Pro agent handle the sale documents?

Yes, the agent will prepare draft Sale & Purchase Agreement (or Auction / Tender Agreements) and any subsequent offers. As a REINZ member, we use the standard REINZ/ADLS documents.

Who will handle the pre-settlement inspection with the successful buyer?

Generally the seller will host the pre-settlement inspection with the successful buyer, unless they have opted to add the ‘Hosted viewings & opens’ option, meaning that the agent will handle everything.

Will HomeSell Pro work with my preferred Buyers Agent?

Provided our seller approves, we are happy to work in with any licensed agent. Have your agent contact us.

HomeSell Go

Whose name and contact details are on the HomeSell Go property listing I've just seen?

HomeSell Go properties are being marketed on a private sale basis. The contact details are generally those of the property owner (or their representative such as a parent, lawyer, friend etc).

How can I make an offer?

There are various ways to make an offer on a private sale property. Take a read through the 'How to make an offer' information in the 'Buyers' Guide' section of this website for more detailed information. You can either submit and online 'Expression of Interest' which is an informal offer outlining your price and terms for the seller to consider. Alternatively your lawyer/conveyancer can prepare a formal offer on the 'Agreement for Sale & Purchase of Real Estate' form.

How do I view a HomeSell property?

Just like a regular agent listed property, HomeSell properties will be advertised as 'Phone to view' or they will be running open homes on certain days/times. Check the web listing for current viewing instructions details or contact the owner direct to make a time to call in to see it.

Will the owner be negotiable on their price?

Most HomeSell customers are simply looking to achieve a fair price for their property. It's up to the seller whether they are willing to negotiate a lower price, however you don't know until you ask, so give it a try... they don't generally bite!

How do I buy a HomeSell listed property at Auction?

I'm not sure I want to negotiate direct with the owner; is there any other way?

Our online 'Expression of interest' form is an ideal way to sound out a vendor, without having to front up face to face. However, if you don't feel like negotiating with the seller direct, have your lawyer submit a formal Sale & Purchase agreement to the sellers lawyer (their lawyers details are normally on the property brochure). This formalises the process and puts a third party in the middle, which for some people is more comfortable. Lawyers will generally do this as part of their overall conveyancing fee for the purchase, but check with them if they have any additional charges.

When should I get my lawyer involved?

You don't need to get your lawyer involved until you are ready to submit a formal offer, or need to review one that the seller has had drawn up. It is very important to have your lawyer check any agreement BEFORE you sign it.
